Buyers Home Inspection

Buyer’s Inspection

This is a thorough assessment of a residential property’s visible and readily accessible components. Along with a full home inspection, we include a thermal imaging scan at no extra cost to help us qualify suspected defects that may be difficult to diagnose with the naked eye. A moisture meter may also be used to verify suspected plumbing leaks and whether or not moisture intrusion is occurring within the home’s structure. We’ll send a full report of our findings within 24 hours.

Our inspection includes these components:

  • Roofing System
  • Structural Components
  • Foundation & Crawl Spaces
  • Basement
  • Exterior (doors, windows, cladding, soffits, fascias)
  • Garage & Outbuildings
  • Grading & Drainage
  • Deck & Patio
  • Driveways & Walkways
  • Interior (doors, windows, floors, walls, ceilings, stairs)
  • Attic, Insulation, & Ventilation
  • Electrical System
  • Plumbing System
  • Heating & Cooling Systems
  • Fireplace
  • Built-in Appliances

Pre-Listing Home Inspection

Pre-Listing Inspection

When it’s time to put a home up on the market, you want to ensure that you’re getting the best value from your investment. We’ll inspect the home prior to your listing to check for defective areas or components that could benefit from routine maintenance. With this knowledge you’ll be able to make sure your home is in tip-top shape so that you get the offer you want to see from a prospective buyer.

New Construction Inspection

New Construction Inspection

When this inspection is scheduled prior the the builder’s final walkthrough, you’ll have a better idea of whether the quality of your new home is up to par before it’s time to move in. If we discover issues during the inspection, there will still be time to address them with the builder so that you can be confident in your investment.

11 Month Warranty Inspection

11th Month Warranty Inspection

Before the warranty has expired on your new home, we’ll perform a comprehensive evaluation of the property’s readily accessible components. Depending on the nature of potential defects that we encounter, the cost of repairs or maintenance may be covered by the terms of your warranty.

Annual Maintenance Inspection

Annual Maintenance Inspection

We recommend that homeowners schedule this inspection once a year to keep track of how a home is holding up and to determine what kind of maintenance schedule needs to be in place. We’ll thoroughly assess the readily accessible areas of the home before discussing with you potential problem areas or where deterioration may necessitate work in the near future.

Re Inspection

Re-Inspections

Re-Inspections will help to protect your prospective investment by ensuring that a component found to be defective during our original inspection has been sufficiently repaired. Whenever the seller tells you that repairs have been performed, contact us so that we can return to the property and verify that those claims are accurate.

Radon Testing Inspection

Radon Testing

Radon is a dangerous radioactive gas that occurs naturally underground. It is the second leading cause of lung cancer after tobacco use. What may be surprising is that radon is able to penetrate the structure of homes on an alarmingly frequent basis. We’ll place a radon test kit in your current or prospective home and send it off to a lab to confirm whether or not the radon levels are safe for you and your family.

Water Testing Inspection

Water Testing

For this inspection service, we’ll collect water samples from the tap of a home and well (if applicable). The samples will then be sent off to a local laboratory to test for contaminants, such as harmful bacteria and heavy metals.
